Dallas sits on expansive clay soil, and that clay swells when it rains and shrinks hard during a Texas summer drought. That constant movement puts pressure on the pipes running under and through the slab, and it's a big reason slab leaks show up here more than in cities built on more stable ground. Homes in Highland Park, Preston Hollow, and the older sections of East Dallas often still have the original cast-iron drain lines from construction, and those lines are often over 50 years old.
Copper supply lines fare better but still develop pinhole leaks from mineral content in the water supply and from small amounts of ground current reacting with the metal. PVC piping installed in newer subdivisions holds up better against corrosion, but it isn't immune to cracking when the ground shifts hard enough or when a fitting was rushed during the original build. Every material has a failure point. The question is when, not if, and that's exactly why detection matters more than guesswork.
None of this means every home is a ticking time bomb. It does mean that a warm spot on the floor or a jump in the water bill is worth a call rather than a wait-and-see approach. We've seen homeowners put off a small leak for a few months because the increase in the water bill seemed minor, only to end up replacing flooring and part of a kitchen cabinet base once the leak finally surfaced. Catching it early is almost always the cheaper path.
Freeze events add another layer. When temperatures drop low enough for supply lines to freeze, even briefly, the expansion can crack a pipe already thinned by years of mineral buildup. That crack might not show up as an active leak until weeks later, once the ground thaws and shifts again. It's part of why we see a small bump in slab leak calls every year in the weeks after a hard freeze rolls through North Texas.
Newer construction across the Dallas metro, from Far North Dallas to Irving, tends to hold up a little longer against this pattern because builders now grade lots and compact soil more carefully before pouring a slab. That doesn't remove the risk. It just pushes the timeline out a bit, which is why even homes under 15 years old still show up on our slab leak calls from time to time.
